With the December 31st inspection deadline fast approaching, Florida condo owners are confronting the consequences of years of deferred maintenance. While state lawmakers promise to revisit the issue in the next legislative session, time is running out for those in communities facing steep repair costs.

State leaders in Tallahassee urge patience, but experts argue that many condo owners must also accept accountability for allowing their properties to fall into disrepair.

“For years, issues went unaddressed, and it took a crisis and loss of life to finally bring this to light,” said John Cadden of the Condominium Advisory Group (CAG).

A Pattern of Neglect

Cadden pointed out that neglect isn’t solely the fault of condo associations. He noted that many owners voted to keep dues and special assessments low, choosing to postpone necessary repairs.

“As difficult as this situation is, some owners need to acknowledge their role. They elected boards that prioritized short-term savings over long-term maintenance, and now the bill is due,” Cadden said.

He added that while not all condo communities are in crisis, those that are tend to follow a similar pattern of neglect.

“You benefited from paying lower dues and avoiding special assessments for years. Now, it’s time to address the financial reality,” he said.

The delay in legislative action leaves many Floridians worried about skyrocketing costs and the potential loss of their homes. Cadden advises condo owners to take proactive steps.

“Start attending board meetings, ask questions, and educate yourself. Don’t wait for someone else to act—be an active participant in your community,” he urged.

A Long Road Ahead

As the inspection deadline looms, experts warn that the challenges facing condo communities won’t disappear overnight. Residents are encouraged to review their finances and prepare for the expenses that come with ensuring safety and compliance in 2024 and beyond.
