Largo city commissioners have approved major updates to redevelopment plans aimed at attracting new investment, expanding housing options, and creating jobs along key corridors in the city.
The changes, approved May 19, update land-use policies within the Clearwater-Largo Road and West Bay Drive community redevelopment districts. City officials say the revisions will encourage higher-density, mixed-use projects while simplifying the development approval process.
The updates are part of a broader initiative led by Forward Pinellas to increase housing and employment opportunities along the U.S. 19 and Alternate U.S. 19 corridors. The agency identified the Alt 19 corridor as a priority area because of its redevelopment potential and projected job growth over the next two decades.
Under the new regulations, the allowable residential density in the redevelopment districts will increase from 30 to 60 units per acre. Developers may also qualify for incentives by including features such as affordable housing or structured parking.
City planning officials said the changes are designed to promote pedestrian-friendly, mixed-use development and support long-term growth goals. Future projects within the redevelopment districts will be able to utilize the new standards immediately.
Several redevelopment projects are already underway, including the Horizon West Bay area and Liberty Yards mixed-use development. City leaders say the updated regulations will help guide future investment while expanding housing and employment opportunities for residents.
