St. Pete Beach city commissioners have unanimously approved a mixed-use condominium project after the developer agreed to enhanced community contributions.

The commission approved a conditional use permit for Corey Landings, a 133-unit residential development planned for the eastern end of Corey Avenue. The real estate development project will include 11,000 square feet of commercial space, a 4,500-square-foot restaurant, a 39-slip dock, and a public park.

The approval came after developer KT Corey Ave. agreed to several requests made at an October 14 hearing. The commission also allocated up to 25 residential units from the city’s density pool, with the developer returning 150 units previously allocated in 2022, resulting in a net return of 125 units to the reserve.

Key provisions negotiated over two weeks between city staff and the developer include:

  • $150,000 for park maintenance and shade structure construction
  • $100,000 for traffic calming measures
  • Up to $250,000 for sewer infrastructure repairs
  • Preconstruction road survey with repairs for damage beyond normal wear
  • Eight of 39 dock slips designated for public transient use, including a possible kayak launch

The developer reduced the project from an initially proposed 162 units to 133 condominiums and decreased retail space from 8,500 to 6,000 square feet while slightly increasing restaurant space.

Mayor Adrian Petrila praised the developer’s approach, noting the project transforms property that has been unused for over 20 years. Commissioner Karen Marriott said the project has received positive feedback from residents and Corey Avenue business owners.

At Commissioner Lisa Robinson’s request, city staff will consult with the Florida Department of Transportation regarding potential turn lane extensions before issuing occupancy certificates.
