The St. Petersburg City Council unanimously approved a land use change on October 16 that clears the way for the redevelopment of the former St. Petersburg College Allstate Campus in the Skyway Marina District.
The decision allows Delray Beach-based Kolter Group to proceed with the purchase of the 17.25-acre property at 3200 34th St. S and begin planning a mixed-use development. The site’s designation was changed from Institutional to Planned Redevelopment-Commercial, enabling up to 776 housing units and a mix of retail, office, and service uses.
Kolter has not yet released specific plans for the project, but representatives say it will align with the district’s existing zoning and development goals. The property, valued at $19.7 million earlier this year, was marketed by CBRE to support SPC’s educational funding priorities.
Local officials and community leaders expressed support for the redevelopment, citing potential economic growth, job creation, and expanded commercial offerings. The site is adjacent to other major projects, including the $800 million Sky Town Apartments development.
The city continues to explore redevelopment opportunities for other former SPC properties, including the Gibbs Wellness Center and Health Education Center in Pinellas Park.
