Pinellas County Commissioners have approved a new ordinance strengthening short-term rental regulations to address community concerns. The updated rules enhance protections regarding occupancy limits, quiet hours, and compliance with Florida’s sexual predator notification statutes.
Key Provisions:
- Certificate of Use: Required for all short-term rentals in unincorporated Pinellas County. Applications open March 31, with deadlines varying by zip code. Details at Pinellas.gov/STR.
- Occupancy Limits: Two guests per bedroom, plus two additional guests in common areas, with a maximum of 10 occupants (all ages included).
- Parking: One off-street space per three guests, rounded up. Front lawn parking does not count.
- Quiet Hours: 10 p.m. – 9 a.m.
- Safety Inspections: Required before issuance of a Certificate of Use, with re-inspections every two years.
- Annual Renewal: Certificate of Use must be renewed yearly.

- Initial Inspection: $150 ($100 reinspection fee if needed)
