Homeowners in Pinellas County whose homes sustained major hurricane damage last year and were uninhabitable for at least 30 days may be eligible for a partial property tax refund.
This marks the second year that Pinellas County has been able to offer tax relief for significant hurricane damage. The deadline to apply for a Property Tax Refund due to a Catastrophic Event (Form DR-465 / PC-465) is March 3 at midnight. The original deadline of March 1 was extended because it fell on a Saturday.
So far, the county has received approximately 5,400 applications, though officials estimate that as many as 15,000 to 16,000 homes suffered major hurricane damage. Kevin McKeon, Deputy of Assessment Administration for Pinellas County, noted that not all of these homes were uninhabitable for 30 days, but many could still qualify.
The application process takes less than 10 minutes and can be completed online via the Property Appraiser’s website. Homeowners must first file their taxes before applying. Refunds typically take 5 to 6 weeks to process.
The program applies only to the number of days a homeowner was displaced in 2024:
- Hurricane Debby: 151 days
- Hurricane Helene: 97 days
- Hurricane Milton: 84 days
This is the county’s second time offering partial property tax reimbursements, but the first time on this scale. Last year, a similar program was introduced for Hurricane Idalia, resulting in around 400 to 500 refunds.
To ensure a smooth application process, McKeon recommends submitting up to 10 photos of the damage. Other acceptable proof includes contractor statements, significantly reduced utility bills, work permits, or a lease agreement showing relocation.
